By submitting inquiry renter agrees to property rental agreement “House Rules”

1.) Smoking: Smoking is NOT allowed. There is a $500.00 fine for smoking in or around the outside of the home.

2.) Maximum Occupancy: Occupancy is limited to 16 people unless prior arrangements have been made with the owner.

Renters will be responsible for all actions of members of the renter’s party or guests of the renters.

3.) Accidents, Injuries, Illness or Loss: This unit is privately owned – the owners are not responsible for any accidents,

injuries or illnesses that occur in or on the complex common grounds, particularly the pool area, as well as in the home

itself. The owners are not responsible for the loss of personal belongings or valuables to the guests or tenants. We will do

our best to return items left in the unit. By accepting this reservation, it is agreed that all guests are expressly assuming

the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

4.) Property Damage: Keep the property and all the fixtures, furnishings and enhancements in good order. Any missing items will be the responsibility of the renter. Damage will be deducted from security deposit.

5.) Pets: Pets are NOT allowed in the unit. If evidence of pets are found after the renter has left – a $250. Fee will be assessed.

6.) Parking: Parking on the road is NOT permitted.

7.)Payment Terms: A 50% deposit must be made to confirm the reservation. The remaining 50% of the total charged fees will be due and payable 30 days prior to arrival. Cancellation can be made 30 days prior to arrival date for a full refund. No refunds will be given within the 30 days. If the property is “re-rented” for the cancelled time period – the fees will be refunded after the new renter has paid all of the fees for the same time period.

8.)  Noise: Please respect other renters in other units by keeping noise levels down – particularly after 10:00 P.M.

9.)Access: 4 digit code will be provided to you once payment has been made. A garage door opener and pool key fob will be available for use. Leave Key Fob and opener on kitchen counter apon leaving the house. Please report any damage or issues with the home – within eight hours of check-in. These issues can be reported to Natasha (property manager) by texting 435-313-6657.

10.) Grill: Please make sure the gas grill is turned off after use (turn off the gas). Please scrape and clean the grill, and cover the grill after it has cooled.

11.)  Garbage: Garbage day is Friday (truck comes fairly early). If you are staying there on Friday – or if you are leaving Thursday night, please put the garbage cans out to the street for garbage pick-up.

12.)Check in/Out: Check in time is 4:00PM. Check out time is 11:00AM. If you would like an exception to these times, please text our property manager, Natasha (435-313-6657). If no one is staying the day before or after – she will likely approve a change.

Check-out procedures:

1 – Load the dishwasher of dirty dishes and start

2 – Place used towels in laundry room and leave the used beds un-made

3 – Make sure all windows and doors are shut and locked – Make sure GARAGE OPENER is left on the counter

5 – Text Natasha at 435-313-6657 to let her know you are leaving. If she does not hear from you by 11:00AM she will assume you are gone.

6 – Owner reserves the right to evict the renter if the terms of this agreement are not adhered to.
